Site inspection
Strata Certifier inspects the built development against the strata plan to ensure the lot boundaries align with the approved building construction plans and development consent. We discuss any boundary definitions of concern with the surveyor and applicant to finalise the strata plan appropriately.

Strata certificate issued and signed
The Strata Certifier promptly issues the Strata Certificate once all final documentation is received.

Strata plan is lodged
After the issue of the Strata Certificate, your Registered Surveyor or Solicitor then lodges the strata plan with the NSW Land Registry Services and a legal title for each lot is created.
The Strata Certificate is the final regulatory sign-off standing between developers and purchasers. It certifies that the requirements of the strata subdivision legislation have been completed and is essential to lodging the strata plan with the NSW Land Registry Services. This then triggers the legal title for each lot to be created, allowing settlement of that lot.
